    condition with no air-con, hot water or swimming pools, limited facilities and low quality
    dining, if any. Average prices USD$10.00 to $30.00 per night

    Company structure

    The only legal way to do business here is an Indonesian registered and approved
    P.M.A. Foreign Investment Company.

    The company, P.T. The Pie Shop (SURAT PERSETUJUAN PENANAMAN MODAL ASING :981/I/PMA/2005), is a legal
    Foreign Investment Company.  The company operated Sana restaurant in Legian for two years and
    the Directors/Shareholders are Australian. There are no local shareholders or Directors.
    A Joint Venture agreement will operate between the shareholders and the company which holds a
    10 + 10 year property lease and a back to back joint venture agreement with the landowner.

    We decided to offer shares (joint venture investment positions) in the new waterfront resort hotel
    on a first come basis to fund the lease/reconstruction.
    Each share is valued at RP 55 Million

    We now have only 5 more shares avail. in stage 1.

    For those of you wondering about my bona-fides here is a brief summary;
    I was born in Perth and educated at Hale School. I have been travelling to Bali for 25 years as a
    tourist and have now lived in Bali for almost 5 years.
    I spend almost all of my time at Lembongan overseeing the day to day management, renovations &
    construction.
    For most of my life in Australia I worked in marketing/management in the boat-building industry. I
    am pleased to have been part of the team that successfully pioneered the market for Australian
    built aluminium catamaran passenger ferries to both Indonesia & China for Precision
    Marine/Lloyds Ships group. I have sold numerous pleasure craft, lobster & long-line fishing
    vessels throughout Australia & the Pacific along with luxury Charter vessels.
    I have travelled extensively throughout most of SE Asia & the Pacific for many years.
    My last six years in Perth I was Marketing Director then CEO of “Westcoaster” boatbuilding. (up to
    86 staff & turnover approx $14million)
    The last vessel contracted was a $2million luxury charter work boat “CROC ONE” for the late Steve
    Irwin - crocodile hunter.
    I decided to move to Bali for a seachange and opened a very successful international restaurant

    I closed the restaurant in November 2007 when it became apparent that it was impossible to be in
    two places at once and maintain the high standard that I demand.




    Break even operational figure is only around 6% occupancy
    Break even with return of capital is only around 20% occupancy

    Financial return on your Investment
    An average 26% annual return of capital invested is budgeted over the period is based on trading
    history and the experience of other resorts in the islands. Although some claim much higher numbers.

    Whilst we have continued to trade during re-construction, the impact of the renovations with
    disruption to normal business prompted us to allow what we consider to be quite a conservative
    return for the initial period. This however, will soon rise to beyond our budgeted figures.

    Occupancy and profits are expected to consistently increase in the future years operation.
    At 60% occupancy the return soars to around 38% return of capital
    At 80% occupancy a mammoth 53% return of capital.

    Our website is constantly being upgraded and direct bookings are starting to pour in.
    Reservations for 2010 are around 3 times that of 2009.
    Over the next few years we expect our occupancy & profits to rise considerably beyond our
    budget predictions.
      
    Capital Gains
    You could effectively use your own resort hotel for a few years holidays with both profits and
    return of capital invested and then on-sell your shares at substantial capital gain.

    Tax
    Another very important aspect of this low risk investment, apart from “Lifestyle & fun” is that it can
    be TAX FREE in Australia or travel to Bali/Nusa Lembongan to view your investment each year can
    be tax deductible - ask your accountant?

    Dividends
    Will be distributed on a six monthly basis, 30 days from the end of that period.
    This period will be subject to the actual investment date of your shares in the resort.
    Each investment share will receive profit pro-rata from the date of payment.

  • Demolish outdated rooms, bungalows, etc.  --  completed

    The Principal is experienced in construction/renovation and has managed and co-ordinated the entire
    rebuilding project. Previous interest in Bali - Sana restaurant & bar in Legian.
